what is the market like in West Vancouver & north vancouver?

In West Vancouver, there were 22 sales in the month of September. The sales to new listings ratio was 12% which represents a strong buyer’s market. For September 2016 the sales to total active listings percentage was 5%, a decrease from 13% in September 2015. Sales for September 2016 were down by 45 units compared to September 2015.

The West Vancouver listing inventory has increased by 38 homes compared to August 2016 and decreased by 62 homes compared to September 2015. The average price year-to-date (YTD) is up 29% compared to September 2015 and is down by $27,081 compared to August 2016. The West Vancouver median price decreased by $70,000 from August 2016 to September 2016 ($2,750,000 to $2,680,000).

In North Vancouver, there were 53 sales in the month of September. The sales to new listings ratio was 24% which represents a buyer’s market. For September 2016 the sales to total active listings percentage was 16%, a decrease from 50% in September 2015. Sales for September 2016 were down by 54 units compared to September 2015.

The North Vancouver listing inventory has increased by 114 homes compared to August 2016 and increased by 107 homes compared to September 2015. The average price year-to-date (YTD) is up 29% compared to September 2015 and is down by $7,584 compared to August 2016. The North Vancouver median price increased by $5,000 from August 2016 to September 2016 ($1,550,000 to $1,555,000).
