In West Vancouver, there were 29 sales in the month of October. The sales to new listings ratio was 19% which represents a buyer’s market. For October 2017 the sales to total active listings percentage was 5%, representing no change from 5% in October 2016. Sales for October 2017 were up by 7 units compared to October 2016.

The West Vancouver listing inventory has increased by 9 homes compared to September 2017 and increased by 97 homes compared to October 2016. The average price year-to-date (YTD) is down 3% compared to October 2016 and is down $14,618 compared to September 2017. The West Vancouver median price decreased by $815,000 from September 2017 to October 2017 ($3,165,000 to $2,350,000).

In North Vancouver, there were 81 sales in the month of October. The sales to new listings ratio was 44% which represents a balanced market. For October 2017 the sales to total active listings percentage was 24%, an increase from 19% in October 2016. Sales for October 2017 were up by 20 units compared to October 2016.

The North Vancouver listing inventory has decreased by 8 homes compared to September 2017 and increased by 22 homes compared to October 2016. The average price year-to-date (YTD) is up 4% compared to October 2016 and is down by $16,844 compared to September 2017. The North Vancouver median price decreased by $65,000 from September 2017 to October 2017 ($1,715,000 to $1,650,000).
