The number of North Vancouver detached home sales recorded the first eight months of the year is running ahead of the past ten years and up +15.9% for resale homes and +83% for new homes compared to the same period in 2013.



In addition North Vancouver neighborhoods continue to experience modest, incremental price gains.

Monthly Median* Sale Price for Resale (& New) Homes:

  • $1,060,000 ($1,522,500) August
$1,074,500  is the ytd median* sale price for detached homes (both resale & new houses), up +12.9% from last year's $952,000.

*Median represents the point at which half of the homes that sold in a given month were priced higher and half were priced lower.

Total inventory* count end of August was 299 resale homes and 23 new homes compared same month last year, 363 and 47 respectively.

*Total Inventory is the number of properties available for sale in active status at the end of a given month. Calculations are based on MLS listing data.

Since the beginning of the year North Vancouver detached home market (resale and new) has been trending in the sellers' market territory and at 38% Sales Ratio Average in August,  3.8 of 10 homes selling.  YTD average Sales Ratio is 35%.



The most active North Vancouver price range for houses in August was from $800,000 to $1 mil  with an average 83% Sales Ratio, that is 8.3 in 10 homes selling.

  •  4 are priced in the $200,000-$399,999 band,
  • 6 in the $400,000 - $599,999,
  • 24 in the $600,000 - $799,999,
  • 54 in the $800,000 - $999,999,
  • 147 in the $1millions,
  • 47 in the $2millions,
  • 9 in the $3millions,
  • 1 in the $4millions,
  • 1 in the $5millions,
  • 1 in the $7millions,
  • 1 in the $11millions, and
  • 1 in the $15millions.
