North Vancouver joined the million-dollar club in 2014!

The median price - the point at which half the detached homes sold are above a price and the other half below - reached over a million dollars in North Vancouver monthly in 2014:
  • $1,142,500 in January,
  • $1,079,000 in February,
  • $1,059,000 in March,
  • $1,140,000 in April,
  • $1,010,000 in May,
  • $1,012,500 in June,
  • $1,102,900 in July,
  • $1,072,500 in August,
  • $1,100,000 in September,
  • $1,105,000 in October,
  • $1,079,000 in November and
  • $1,350,000 in December.
$1,088,000 was North Vancouver's detached home median sale price January-December 2014 year-to-date compared to 2013's $970,000.

North Vancouver detached homes saw year-over year sales growth of 13%:
  • 1,235 home sales in 2014 and
  • 1,093 in 2013.




Sellers' market conditions dominated North Vancouver's detached house activity month after month in 2014, with more demand than supply for detached homes:
  • 22% Sales Ratio average in January,
  • 31% in February,
  • 41% in March,
  • 36% in April,
  • 38% in May,
  • 39% in June,
  • 37% in July,
  • 37% in August,
  • 31% in September,
  • 34% in October,
  • 32% in November and
  • 46% in December.
35% Sales Ratio average (SRA), that is 3.5 in 10 North Vancouver detached homes selling, was January - December year-to-date average in comparison to 2013's 25% SRA.



With 2015 having only just begun, North Vancouver's detached house market activity outlook is expected to be generally bright!
