West Vancouver strata balanced

West Vancouver strata sales recorded through the MLS® System of the Real Estate Board of Greater Vancouver (REBGV) posted a small year-over-year increase.


According to statistics provided by REBGV strata (townhomes and apartments or attached) numbered 25 in October.  This is a 4.2% (one sale) increase compared to October 2013 and down 16.6% (five sales) from the month before.

The number of months of North Vancouver strata* inventory stood at 4.2 at the end of October 2014, down 5.0 recorded a year earlier.  The number of months of inventory is the number of months it would take to sell the current inventories at the current rate of sales activity.

Moderate easing of monthly sale numbers and supply is typical of West Vancouver's house market as the end of the calendar year approaches.  October detached home sales were down -10.26% from September and down -10.26% compared to same month last year.

The median sale price for North Vancouver detached homes in October was $1,105,000, up +0.45% from the month before and up +6.05% from same month last year.  $1,075,000 was the year-to-date (Jan-Oct 2014) median sale price, up +11.34% compared to 2013's ytd.
