Just a blip or a trend for more to come?

Numbers are not yet finalized with the Okanagan Mainline Real Estate Board but it looks like the trend for Kelowna and area first quarter is changing.....

As 2011 advanced January, February and March saw increasing monthly house sale totals as well as modest monthly average and median house price increases overall for the Central Okanagan zone.  A closer glance at the first quarter showed some Central Okanagan communities followed the big picture trend such as the City of Kelowna.  West Kelowna first quarter showed increasing monthly house sales totals but its average and median house prices were trending downward monthly.

However, as of today, it appears April numbers are throwing a wrench into the market picture!

For example Central Okanagan zone April monthy house sales are down from the previous month, same with Kelowna and West Kelowna.  In addition April average and median house prices are less than March for Central Okanagan, Kelowna but up for West Kelowna which was trending down since January.

April MLS stats yet to be finalized show:

  • Central Okanagan April house sale totals is down.  February was up +22.22% from January, March was up +37% from February and now April is showing it is down -18.36% from March
  • Central Okanagan April average house price is down -5.54% from March
  • Central Okanagan April average house price is $482,668
  • Central Okanagan April median house price is down -0.99% from March
  • Central Okanaga April median house price is $438,000
  • Kelowna April house sale totals are down: February was up 28% from January, March was up +26.04% from February and now April is showing it is down -20.66% from March
  • Kelowna  April average house price is down -11.12% from March
  • Kelowna April average house price is $493,137
  • Kelowna April median price is down -11.15% from March
  • Kelowna April median price is $430,000
  • West Kelowna April house sale totals are down: Febuary was the same as January, March was up +92.3% and April is showing it is down -12% from March
  • West Kelowna April average house price is up +22.82 from March
  • West Kelowna April average house price is $481,965
  • West Kelowna April median price is up +10.97% from March
  • West Kelowna April median price is $455,000

West Kelowna neighborhoods include: Glenrosa, Lakeview Heights, Shannon Lake, Smith Creek, Westbank Centre, West Kelowna Estates and Westside Road.

Central Okanagan zone includes the areas of: Beaverdell/Carni, Black Mountain, Big White, Carr's Landing District, Dilworth Mountain, Ellison, Fintry, Glenrosa, Glenmore, Joe Rich, Kelowna North, Kelowna South, Lake Country East/Oyama, Lakeview Heights, Lower Mission, Lake Country West, North Glenmore, Peachland, Rutland North, Rutland South, Southeast Kelowna, Shannon Lake, Smith Creek, Springfield/Spall, University District, Upper Mission, Westbank Centre, West Kelowna Estates, and Westside Road.
