Kelowna and West Kelowna house markets

If you're visiting the Kelowna area you may not know that William R. Bennett Bridge over Okanagan Lake connects the District of West Kelowna 28,793 citizens* with the City of Kelowna's 106,000*. Inspite of population total differences both communities share house market activity similarities.

Both house markets sale totals, average and median sale prices for the first six months of this year are down from last year. As well 2011 half year sales total  is one of the weakest for both house markets other than 2009 in the past ten years ~ similar to 2001.

West Kelowna (WK) and Kelowna (K) single family residential market activity summary from January to June shows:

• Half year 2011 compared to 2010 WK sale numbers are down -12.5% and K's-14%
• Half year 2011 compared to 2010 WK average sale price down -4.7% and K's -8%
• Half year 2011 compared to 2010 WK median sale price down -1.2% and K's -4.8%
• WK accounted for 40.2%  house sale actiivity and balance in K, 59.8%.first six months of 2011
• 2007 both WK and K realized the greatest number of house sale totals for the first six months however WK accounted for 26.8% and the balance in K, 73.2%
• Over the past ten years comparing the first six months totals, the house average and median sale prices catapulted humoungously in both communites! WK +132% , +137% and  K +153.5%, +154.5% respectively!!!
