Kelowna lots and acreage activity

At this time there is a good selection of Kelowna lot and acreage oppotunities if you've worked your way through the existing Kelowna house supply and just can't find the right house fit and now you're considering taking on a custom built home or simply just want to build a new home.

First half of 2011 shows Kelowna's lot median sale price as $179,450.  A sampling of what you can pick up today from the 382 Kelowna lots and acreages actively listed on Okanagan Mainline Real Estate Board (OMREB) include

• 48 x 152 ft serviced lot in Upper Mission starting at $135,000
• 34 x 110 ft serviced lot at North Rutland new golf community starting at $149,000
• 0.14 acre serviced lot at South East Kelowna established  'Gallaghers Canyon' golf community starting at $159,000
• 0.27 acre serviced lot at University District 'Quail Ridge' established golf community starting at $159,000
• 54 x 109 ft serviced lot at North Glenmore ''Sol Terra Ranch' subdivision starting at $160,000
• 3/4 acre view serviced lot at Glenmore prestigious gated 'Highpointe' for $349,000
• 1.03 acre starting at $269,000
• 5 acres starting at $549,000
• 10.28 acres for $365,000 and
• 20 acres for $499,000.

The Kelowna lot and acreage market is not unlike what has been going on for other types of properties sale activity this year. Sales for the first half of 2011 are down compared to last year:

• -21.6% lots & acreages
• -14% single family residential (houses)
• -23.49% strata (townhomes and condominiums)
• up  a 'smitchen' for manufactured homes

In the past ten years for the first six month sales 2009 was the lowest for lot and acreage sale activity, 2005 the highest and the median sale price has increased by 169.7%.
