This happy homeowner roped in a sale along with 1,204  Kelowna homeowners in 2011!

Overall 2011 Kelowna house sales activity was a little less than 2010 (1,245) and the lowest in the past ten years.

Kelowna's 2011 house median sale price $438,000 is:

• less than last years' $448,000,
• below 2007's $449,000,
• humoungously stronger than 2002's $189,000 but
• not as strong as 2008 when Kelowna's median house sale price peaked at $483,000

The median sale price is the middle number in a list of sale price numbers for a year.

Kelowna strata* sales like house sales in 2011 were down comparable to 2010 (886 vs 898) however strata median sale price hung in at $270,000 for another year.  In fact Kelowna's strata median sale price  has been the same since 2008.  Like Kelowna houses the strata median sale price peaked in 2008 at $275,000.  In 2002 it was $125,000.  2011 was the second lowest in strata yearly sales since 2002.

*Strata includes townhomes and apartments

West Kelowna 2011 total house sales are up a bit from the year before (477 vs 464) but 2011's median house sale price $424,000 trended down from 2010's $436,000, way-way up from 2002's $190,000 and down from 2008's peak of $455,000.

West Kelowna 2011 strata sale totals are up a bit from the year before (159 vs 121).  However inspite of improved strata sale activity West Kelowna's strata median sale price $285,000 was down compared to 2010's $305,000, definitely more than 2002's $143,000 and but not as high as 2008's peak of $326,000.
