With over 22 years in the real estate business I have sold hundreds of homes and you can't help but to start connecting the dots with observations. Here are a few I would like to share:

1. Dirty homes never sell at a good price
2. Clean homes priced right sell
3. Curb appeal really does matter
4. If a home looks really bad on the outside, the inside will likely be worse
5. Homes that are not well maintained will cost you
6. If a home needs work recommend do it
7. It's smart to kennel pets when showing homes
8. First offer is usually the best offer
9. Neutral colors are easier to sell
10. Recommend Sellers leave the home when it is being shown
11. Professionally staging a home helps it to sell
