Shuswap real estate activity in June was comparable to the same month a year ago. As 2009 progressed, each month's sale activity was approx 50% less than the same month in 2008 however not the month of June.

What's driving the Shuswap area real estate market has been improved affordability - lower mortgage rates and lower prices.

Inspite of June having comparable monthly sale activity numbers to the same month in 2008, the first half of 2009 is down 43% compared to 2008 and down 64% to 2007. 2007's first six months total sales has been the Shuswap's area strongest in contrast to 2009 being the lowest going back as far as 1996.

Shuswap area sales activity would likely not continue on an unbroken rise, but activity in the second half of the year would "meet or surpass" the results of the first half. Time will tell if the housing market has transitioned from a sellers’ market to a buyers’ market and back again.
