West Kelowna house market activity ytd

If your a visitor to the Kelowna area first blush, you may not know that there is the District of West Kelowna and a City of Kelowna.  West Kelowna is on the west side of Okanagan Lake, between Peachland and the W.R. Bennett Bridge whereas the City of Kelowna is situated on the eastern shore of Okanagan Lake mid-way between Penticton in the south and Vernon in the north; 28,793 citizens versus 106,000 respectively according to the 2006 census.

27.5% of single family residential sale activity year-to-date (Jan-Aug) has been in West Kelowna and the balance in the City of Kelowna boundaries.

73.8% of West Kelowna ytd house sale activity is under the $499,999 range.  Have a closer look:

1  less than $100,000 range

3 - $100,000's range

22 - $200,000's

113 - $300,000's

99 - $400,000's

49 - $500,000's

10 - $600,000's

9 - $700,000's

3 - $800,000's

0 - $900,000's

13 - $1mil plus range

 

No matter which side of the bridge.....

  • August house sales acitvity was down in both communities from July
  • ytd house sale numbers are less compared to same period 2010
  • ytd average house sale price is less compared to same period 2010
  • ytd median house sale price is less compared to same period 2010

 

The ytd West Kelowna average and median house sale price is less  than Kelowna; -6.6% and -4.7%. respectively.

Okanagan Mainline Real Estate Board shows today 613 West Kelowna single family residential homes actively listed for sale and 1,162 in Kelowna.

At this time, not unlike Kelowna, West Kelowna has a good selection of homes for sale in most price ranges:

1 - listed less than $100,000 a

2 - $100,000 range

29 - $200,000's

126 - $300,000's

118 - $400,000's

103 - $500,000's

35 - $600,000's

24 - $700,000's

16 - $800,000's

9 - $900,000's

99 - listed greater than $1 million
