The skinny on West vancouver real estate

West Vancouver July detached (house) sale numbers recorded through the Real Estate Board of Greater Vancouver MLS® system were down -25.51% from June and down -10.39% from last July.  North Vancouver house sales were also down from the month before, -17.04% and down -3.45% compared to July 2013.

July inventory numbers in West Vancouver (WV) increased +2.95% from the month before whereas North Vancouver (NV) lessened by -13.18%. 

A measurement closely watched by the real estate industry, know as the sales-to-active listings ratio showed West Vancouver’s Sales Ratio average (SRA) sat at 13% in July, that is, 1.3 in 10 homes selling.   WV's SRA slipped from balanced market conditions the month before to buyers’ market as a result of decreased monthly sales and increased inventory.  North Vancouver’s July sale numbers also weakened from June but so did NV's house selection creating another month of seller market conditions with a 37% SRA, that is, 3.7 in 10 homes selling.

The median detached sale price in West Vancouver softened by -7.12% from June and up +2.52% from July 2013.  North Vancouver strengthened by +9.89% in July compared to June and up +17.6% from the same month a year ago!
