West Vancouver's house market has had less competing buyers vying for one home in contrast to North Vancouver.
Over the past eight months approximately 9% of West Vancouver's 514 home sales sold over their list price in comparison to 21% of North Vancouver's 853 home sales. In addition, 5% of West Vancouver homes sold at full list price and 7% in North Vancouver.
$2,100,000 and $1,072,250 respectively, was West Vancouver and North Vancouver year-to-date median July 2014 home sale price which both were up approximately 13% from 2013.
A closer look at MLS® stats (Jan 1 - Aug 15) found
- 92% of West Vancouver home sold for $1 million-plus and North Vancouver 57%;
- $211,000 was the the most paid over a home's list price in West Vancouver and $230,000 in North Vancouver;
- five digit $ bids over list price predominately 'won' in both West Vancouver and North Vancouver; and there were
- 11 six digit $ bids over list price in West Vancouver and 8 in North Vancouver.
Bottom-line when purchasing a home on the North Shore as is in any market, financial preparedness is key as well as the REALTOR® negotiating on your behalf to secure the home you'd like and at a price you are comfortable with!
