North Vancouver house sales recorded through the Real Estate Board of Greater Vancouver MLS® system were down from the month before, -17.04% and down -3.45% compared to July 2013.
West Vancouver July detached (house) sale numbers were also down -25.51% from June and down -10.39% from last July.
July inventory numbers in North Vancouver (NV) lessened by -13.18% whereas West Vancouver (WV) increased +2.95% from the month before.
A measurement closely watched by the real estate industry, know as the sales-to-active listings ratio showed North Vancouver’s July sale numbers weakened from June but so did NV's house selection creating another month of seller market conditions with a 37% SRA, that is, 3.7 in 10 homes selling.
West Vancouver’s Sales Ratio average (SRA) sat at 13% in July, that is, 1.3 in 10 homes selling. WV's SRA slipped from balanced market conditions the month before to buyers’ market as a result of decreased monthly sales and increased inventory.
The median detached sale price in North Vancouver strengthened by +9.89% in July compared to June and up +17.6% from the same month a year ago! West Vancouver softened by -7.12% from June and up +2.52% from July 2013.
