West Vancouver strata sales recorded through the MLS® System of the Real Estate Board of Greater Vancouver (REBGV) posted a small year-over-year increase.
According to statistics provided by REBGV strata (townhomes and apartments or attached) numbered 25 in October. This is a 4.2% (one sale) increase compared to October 2013 and down 16.6% (five sales) from the month before.
On a year-to-year basis West Vancouver strata sales were running 3.4% ahead of the first ten months of 2013. With only two months to go for 2014 it will be 'nip and tuck' for West Vancouver's ytd 366 sales to meet or exceed 2013's 385 total!
End of October the neighborhoods Dundarave, Ambleside, Park Royal and Whitby Estates comprised 75% of West Vancouver's actively listed strata inventory. Dundarave and Ambleside captured 60% of West Vancouver October strata sales.

The median price of West Vancouver attached homes sold in October 2014 was $774,900, down 7.47% from a year earlier and down 3.55% from September 2014.
North Shore's West Vancouver strata market has transitioned monthly from the beginning of the year with buyers' market conditions to balanced as we approach the end of the calendar year:
- 11% Sales Ratio average (SRA) in January meaning that 1.1 in 10 strata homes selling
- 13% February SRA
- 10 % March SRA
- 14% April SRA
- 14% May SRA
- 16% June SRA
- 13% July SRA
- 12% August SRA
- 22% September SRA
- 16% October SRA
There were 4.9 months of West Vancouver strata inventory at the end of October 2014, down from 6.3 months at the end of October 2013.
