In West Vancouver, there were 37 sales in the month of November. The sales to new listings ratio was 25% which represents a buyer’s market. For November 2017, the sales to total active listings percentage was 7%, an increase from 6% in November 2016. Sales for November 2017 were up by 11 units compared to November 2016.

The West Vancouver listing inventory has decreased by 25 homes compared to October 2017 and increased by 120 homes compared to November 2016. The average price year-to-date (YTD) is down 1% compared to November 2016 and is up $24,495 compared to October 2017. The West Vancouver median price increased by $600,000 from October 2017 to November 2017 ($2,350,000 to $2,950,000).

In North Vancouver, there were 76 sales in the month of November. The sales to new listings ratio was 51% which represents a seller’s market. For November 2017, the sales to total active listings percentage was 23%, an increase from 22% in November 2016. Sales for November 2017 were up by 15 units compared to November 2016.

The North Vancouver listing inventory has decreased by 11 homes compared to October 2017 and increased by 61 homes compared to November 2016. The average price year-to-date (YTD) is up 4% compared to November 2016 and is up by $88,407 compared to October 2017. The North Vancouver median price increased by $39,000 from October 2017 to November 2017 ($1,650,000 to $1,689,000).
