Real estate market update - October 2018


In West Vancouver, there were 36 sales in the month of October. The sales to new listings ratio was 25% which represents a buyer’s market. For October 2018, the sales to total active listings percentage was 6.5%, an increase from 5.4% in October 2017. Sales for October 2018 were up by 7 units compared to October 2017.

The West Vancouver listing inventory has increased by 17 homes compared to October 2017. The average price year-to-date (YTD) is down by 10% compared to October 2017. The West Vancouver median price increased by $100,000 from September 2018 to October 2018 ($2,700,000 to $2,800,000).

In North Vancouver, there were 68 sales in the month of October. The sales to new listings ratio was 38% which represents a balanced market. For October 2018, the sales to total active listings percentage was 15%, a decrease from 24% in October 2017. Sales for October 2018 were down by 13 units compared to October 2017.

The North Vancouver listing inventory has increased by 95 homes compared to October 2017. The average price year-to-date (YTD) is down 2% compared to October 2017. The North Vancouver median price decreased by $60,000 from September 2018 to October 2018 ($1,635,000 to $1,575,000).
